In the competitive short-term rental ecosystem, operational efficiency and asset protection are paramount. The integration between Avantio's property management system (PMS) and the Minut smart monitoring solution represents a strategic advancement for modern property managers. It transforms reactive processes into a proactive and automated risk management system.

1. Before You Start: Prerequisites for a Successful Minut/Avantio Integration

Thorough preparation is the key to a smooth and successful integration. Before initiating the connection process, it is imperative to ensure that the following conditions are met. Failure to meet these prerequisites is the most common cause of configuration failures.

  • Active Accounts: Active subscriptions to the Minut and Avantio services are required to proceed with the integration.
  • Physical Installation of Sensors: Minut sensors must be physically installed, charged, and connected to the local Wi‑Fi network in each property to monitor. It is essential to verify that each sensor appears with the status "Online" in the Minut app dashboard.
  • Critical Step - Activation on the Avantio Side: This is the most important and non-negotiable prerequisite. The user must imperatively contact the Avantio support team to request activation of the Minut integration for their account. The integration option will not appear or will not function in the Minut interface until Avantio has granted authorization on the server side. This process indicates that the integration relies on a "permitted" or "closed" API, unlike many self-service SaaS integrations. This approach, while potentially more stable, introduces a crucial dependency on Avantio's support and may lead to a delay before you can start configuring.
  • Property Configuration in Avantio: All properties intended to be integrated must be fully configured in Avantio's VRMS (Vacation Rental Management Software). Based on the requirements of similar integrations with Avantio, it is recommended to ensure that each property listing has at least one photo and assigned rate seasons, as these elements may be prerequisites for the API to recognize and synchronize the listing correctly.

2. Step-by-Step Integration Guide: Connect Minut to Your Avantio PMS

Once all prerequisites are validated, the technical connection process can be initiated from the Minut platform. The procedure is designed to be simple, but it requires authorization on the Avantio platform to finalize the secure data linkage.

  1. Access the Minut Integrations Menu: Sign in to the Minut web app. In the main navigation menu, locate and click on the Integrations section.
  2. Select the Avantio Integration: Browse the list of available PMS integrations until you find the Avantio logo. Click it to access the integration configuration page.
  3. Launch the Connection: On the Avantio integration page, click the "Connect" button. This action will initiate the authorization process and will automatically redirect you from the Minut platform to an Avantio login page.
  4. Authorization on the Avantio Platform: You will be prompted to sign in to your Avantio account using your administrator credentials. After signing in, Avantio will ask you to grant Minut permission to access your property and booking data. This is a standard security protocol (OAuth) that ensures that data sharing is explicit and secure. Review the permissions requested and click "Authorize" or an equivalent button.
  5. Redirection and Confirmation: Once authorization is successfully granted, your browser will be automatically redirected to the Minut web application. A confirmation message should appear, indicating that the connection between Minut and Avantio has been established successfully.

This workflow, where the request is initiated by a third-party application (Minut) but the critical authorization is granted on the data owner's platform (Avantio), is standard security practice. It is therefore crucial to have the credentials for an Avantio administrator account on hand. Additionally, it is advisable to temporarily disable pop-up or script blockers in the browser, as they could interfere with the redirection process and cause the connection to fail.

3. Essential Post-Integration Configuration

Establishing the connection is only the first step. For the integration to be functional and valuable, post-connection configuration is required. This phase involves linking properties and configuring communications automations.

3.1. Synchronization of Properties: Link Your Minut and Avantio Homes

Once the technical connection is established, Minut will invite you to "mapper" or "link" your properties. This step is fundamental for the proper operation of the automation.

The Minut interface will display a list of your properties where sensors are installed. Next to each Minut property, a dropdown will contain the list of your properties extracted from your Avantio account via the API. The process involves manually selecting the corresponding Avantio property for each Minut property.

This manual matching is crucial. It tells the Minut system which set of Avantio reservation data applies to which physical sensor. A mapping error could have serious consequences, such as sending a noise alert to the wrong guest, which would seriously harm the customer experience. This step is therefore not just a simple configuration task, but an act that guarantees the integrity of the entire automated communication system. It is also important to note that this process must be repeated every time a new property is added to your portfolio and equipped with a Minut sensor.

3.2. Setting Up Automated Alerts: Communicate Effectively with Guests

The main capability unlocked by this integration is automated communication with guests in case of detecting excessive noise. To configure it, go to the settings of Messaging or Guest Connect in your Minut account.

The configuration of the automated communication flow includes several key steps:

  • Define Noise Thresholds: Configure the decibel level and duration that will trigger an alert. These settings can be adjusted to align with the property's rules and quiet hours.
  • Customize the Message: Write the SMS that will be automatically sent to the guest. It is recommended to use a friendly and informative tone to avoid confrontation. For example: "Hello [Guest Name], this is a friendly reminder from your host about quiet hours. The noise sensor detected high sound levels. Could you please lower the volume? Thank you for helping us be good neighbors."
  • Enable Automation: Once the settings are configured, enable the feature. From now on, when a noise event is detected in a linked property, the Minut system will query Avantio for the current booking, retrieve the guest's contact details, and send the personalized message without any manual intervention.

4. Troubleshooting and FAQ

Even with careful configuration, issues can occur. This section provides solutions to the most common problems, enabling users to resolve incidents on their own before contacting technical support.

4.1. Minut Sensor Connectivity Issues

  • Symptom: A sensor appears as "Disconnected" or "Offline" in the Minut dashboard.
  • Solution: Follow the troubleshooting steps detailed by the Minut help center.
  1. Initial Checks: Ensure the sensor is powered on (via the switch for the M3 model or by pressing the button on the M2), that it is sufficiently charged, and that it is within range of a working Wi‑Fi network.
  2. Wi‑Fi Troubleshooting (Step 1): Restart the Wi‑Fi router by unplugging it for 20 seconds. Turn off the Minut sensor and leave it off for 10 minutes. Turn it back on, wait 10 seconds, then press the main button to see if the indicator lights up white then green, indicating a successful connection.
  3. Wi‑Fi Troubleshooting (Step 2): If the first step fails, use the Minut mobile app to update the Wi‑Fi settings. Go to Device → Settings → Advanced → Update Wi‑Fi settings and follow the on-screen instructions.
  4. Contact Minut Support: If the sensor remains disconnected after following all these steps, contact Minut support at bonjour@minut.com. Provide a brief description of the issue, the serial number or MAC address of the sensor, as well as the make and model of your router.

4.2. Avantio Synchronization Problems

  • Symptom 2: A newly added property in Avantio does not appear in the dropdown for linking in Minut.
    • Cause and Solution:
      1. API Synchronization Delay: Avantio's API may not update instantly. It is advised to wait up to 24 hours for the new property to be synchronized.
      2. Incomplete Listing: Check that the property listing is fully configured in Avantio, with at least one photo and assigned rate seasons, as these elements may be required by the API.
      3. If the problem persists beyond 24 hours, contact the Avantio support, as they control the API data flow.
    • Symptom 3: Guest data (such as the phone number) are not retrieved, and automated messages are not sent.
      • Cause: The guest contact information may be missing or incorrect in the reservation on Avantio.
      • Solution: First verify the reservation in your Avantio interface to ensure a valid phone number is recorded. If the data are correct in Avantio but not synchronized, the issue likely lies with the API. Contact Avantio support so they can review the API logs for that reservation.

    4.3. Technical Support Contact Guide
